Structural water damage repair addresses the parts of a building that hold it together – framing, subfloor, load-bearing walls, and support structures that have been weakened or compromised by prolonged water exposure. This is deeper, more serious work than surface-level water cleanup, since structural issues affect the safety and integrity of the building itself, not just its appearance.
Signs you're dealing with structural damage, not just surface water damage, include floors that feel soft, spongy, or noticeably sagging underfoot, walls that feel warped or bulge outward, door and window frames that have shifted and no longer close properly, or visible rot and deterioration in exposed framing or support beams. Water that's been present for an extended period – from a slow leak that went undetected for months, or flooding that wasn't fully dried out – is the most common cause of structural damage, since wood framing and subfloor need sustained moisture exposure to actually weaken structurally.
We start with a thorough inspection to identify exactly which structural elements have been compromised, often involving opening up walls or flooring to assess framing and subfloor condition that isn't visible from the surface. Once we know the scope, we remove and replace any compromised framing, subfloor, or support elements, working to match the structural integrity of the original construction. This often means temporary support or bracing while repairs are made, particularly for load-bearing elements. We coordinate closely with any related drying or mold remediation needed alongside the structural repair, since these issues often overlap.
Cost depends heavily on the extent of structural compromise and which elements are affected – repairing a section of subfloor is a smaller job than replacing compromised framing in a load-bearing wall. Properties in Highwood, IL where water damage went undetected for a long period before discovery typically need more extensive structural assessment and repair.
